CMESELL.com is a one-time flat fee marketing company that gives sellers direct access to the Northwest MLS (NWMLS). This direct access gives sellers maximum exposure for the marketing and selling of their home. Sellers get exposure to the over 27, 000 agents that are currently members of the NWMLS service and marketing exposure on over 100 professional real estate web sites such as Realtor.com®, JohnLScott.com, ColdwellBanker.com, RE/MAX.com, Windermere.com and others.

- Does CMESELL.com work with agents and brokers?
CMESELL.com does not take any commission from sellers. CMESELL.com does not lead sellers on, just to get their name and address and then refer them to agents. CMESELL.com does not work with any agents and does not charge any “hidden” fees, other than the one-time flat marketing fee agreed upon by the seller.
- Will agents refuse to show my home because I’m using a flat fee marketing service?
When your home is entered into the NWMLS, agents will see your home immediately. Good agents show and sell our listings because it is in their best interest to do so. If they do not, they must disclose to their Buyers why they would be excluding certain listings. When you, as a seller, agree to work with a Buyer’s Agent, you choose the commission that you will pay that agent.
- What happens when I get an offer?
Congratulations! You have saved yourself thousands of dollars by either selling it yourself or working with a Buyer’s Agent on receiving the offer.
- How do agents know my home is for sale?
Within 24 hours of receiving your Marketing Agreement Contract, your home will be activated in the NWMLS. Agents will call you directly to receive showing instructions or they will follow the showing instructions you have set forth in your marketing. Your home will have maximum exposure within 24 hours of receiving your paperwork!
- Does a Buyer’s Agent have to do more work because they are selling my home?
A Buyer’s Agent will only have to do to the work that they should be doing as they are representing the buyer in the purchase of your home.
- Where will my home be marketed and advertised?
Within 24 hours of receiving your documentation and contract, your home will be active in the NWMLS. Immediately, agents will know your home is available for sale. Your home will be marketed on the NWMLS, CMESELL.com web site, and hundreds of other Professional real estate websites, such as ColdwellBanker.com, REMAX.com, JohnLScott.com, Windermere.com and others.
- Will I need to cooperate with agents?
You choose if you will allow other real estate agents to show your home. If you want to cooperate with other real estate agents, you choose how much commission will be paid to the Buyer’s Agent.
- Will I need a key box if I want other agents to show my home?
NWMLS rules and regulations require that sellers who have their home listed in the NWMLS use a key box. (Only licensed agents have access to the key boxes on homes.) However, you control the conditions of marketing and selling your home. If you want to show your home yourself, then you choose. If you want to allow agents to show your home while you are not available, you make that choice also. You have all the control.
- Why do I want to have my home listed in the Multiple Listing Service?
By having your home marketed through the NWMLS, you are exposing your home to hundreds of professional real estate agents, who are actively working with ready, willing and able buyers – and they may be looking for your home! - What happens when I accept an offer? What’s next?
After you have accepted an offer, whether it is from a buyer that has contacted you directly or through a Buyer’s Agent, you need to e-mail CMESELL.com within 24 hours to let us know that you have an accepted offer on your home. CMESELL.com will update the status of your home in the NWMLS. If your home is contingent, that status will be inputted into the NWMLS. Should anything happen to the offer and the sale of your home fails to close, CMESELL.com will change the status of your home and continue to market your home at no additional costs. - Does CMESELL.com accept a commission?
CMESELL.com does not, at any time, accept a commission from any seller. CMESELL.com does not represent any buyer or seller in any real estate transaction. If a buyer calls CMESELL.com directly about your home, we refer all buyers directly to you, the Seller. The only fees that CMESELL.com accepts are the marketing fees agreed to between CMESELL.com and the Seller. CMESELL.com does not refer any buyers to agents – we refer all buyers to the owners directly and take no additional fees or commissions.
- Can I advertise my home myself?
As a For Sale By Owner, you can choose to advertise your home wherever you choose to advertise. The difference between JUST advertising your home in the local newspapers and marketing your home through CMESELL.com is the level of exposure your home will receive. ||Through marketing with CMESELL.com, your home will reach over 14,0000 agents in the NWMLS --- agents in your neighborhood, in your region and across the state --- and will be seen on hundreds of professional websites across the state and the nation.
