Use this opportunity to SELL your home, listing the unique features and benefits of your home – maybe even those features and benefits that you bought the home for!  You can provide CMESELL.com with up to 500 characters (including spaces and punctuation) that will be displayed in your ad.  Unfortunately, rules dictate that we cannot put your name, e-mail address or telephone number in the ad.

Use this opportunity to write a “One-Minute” feature ad for your home. If you had one minute to tell someone about the best possible features and benefits of your house, condo or property, what would you say?  Why did you buy the house, condo or property?  What are the features and benefits that you find attractive and enticing in your house, condo or property?

Photos:

When taking photos, it is VERY IMPORTANT to remember that buyers will be scrutinizing the photos before they decide they would like to view your house, condo or property.  Before taking the photos, critically view the room or area you are about to photograph.  Remove all clutter and personal items. Clean up the area. You want to show the area in it’s best light to attract as many buyers as possible.  Remove anything that will be a distraction to the buyer’s eye!

• CMESELL.com can accept up to 15 digital photos. The photos must be in .jpeg format (if you have a digital camera, they are already in .jpeg format).
• CMESELL.com must receive the photos within five (5) days of receiving your paperwork.  If we don’t receive your photos, we may have to cancel your listing, so it is best if you have the photos ready to go when you send in the paperwork.
• If you can’t send the photos via e-mail (which is the preferred method) you can always send us a CD with your photos on them. Just let us know if you want or need the disc back.
• You can include an additional 1000 characters (including spaces and punctuation) PER Photo – use this opportunity to describe the special features and benefits of each photo or room.
• At least ONE photo must be of the exterior of the property, a rendering of the exterior of the property, or the view from the exterior of the property.
• When you e-mail CMESELL.com your photos, you can send them in the order which you wish to see them posted; always remembering that the first photo must be of the exterior of the property, a rendering of the exterior of the property or the view from the exterior of the property.

Driving Directions:

Please provide CMESELL.com with a maximum of 200 characters (including spaces and punctuation) for driving direction to your house, condo or property.   You can use standard abbreviations for such words as Street (St), Road (Rd), Lane (Ln), West (W), East (E), Left (L), and Right (R).
This will also help the sign vendor to find your house, condo or property in a timely and easy manner!

Payment Due At Time of Submitting Paperwork:

CMESELL.com wants to get your house, condo or property onto the Internet and out to as many buyers as possible, as soon as possible!  That’s why we request that you fax the paperwork to us.  Once we receive all the required paperwork via fax, we can start marketing your house, condo or property, helping you to get it SOLD sooner!

We also ask that you fax us a COPY of the check that you are going to write to CMESELL.com for our For Sale By Owner services.  If we receive the faxed copy of the check, along with your paperwork, we get to work immediately -- no waiting for snail mail to deliver the paperwork!

Last Little Detail:

Once your house, condo or property is posted in the Internet, CMESELL.com will send you a “Welcome to CMESELL.com” e-mail, letting you know how to view your listing and also send you a copy of your listing, asking you to review it for any corrections or changes you wish to make. 

This makes an excellent flyer for the flyer box/tube that is attached to the professional for sale by owner real estate sign that CMESELL.com will install on your property!
